- Musty, earthy smell. The number one sign. Mold you can smell but not see is usually inside a wall, under flooring or in the HVAC.
- Dark spots on drywall or ceilings. Especially near bathrooms, windows and exterior corners.
- Bubbling or peeling paint. Moisture behind the surface.
- Warped or cupped hardwood. Water under the floor.
- Swollen baseboards or door casings. Wicking from a wet floor.
- Condensation on windows every morning. Indoor humidity too high.
- White fuzz on basement walls or boxes. Often mold, sometimes efflorescence; either way, moisture.
- Black staining on attic sheathing. Classic condensation mold.
- Allergy symptoms that improve when you leave. Sneezing, headaches, irritated eyes.
- A history of flooding or leaks. If it got wet and wasn't professionally dried, assume mold.
- Rust on nails or metal in the basement. Long-term humidity.
- Grout that re-stains days after cleaning. Growth under the surface.
